Our neighbours, Mutiara and Amansari Condominiums are sprucing up their buildings to cater for the new residents which comprised of 2 different groups – students and short term workers.
Mutiara, which is built for mass living, is attracting students studying in the institutions while Amansari is renting their units out as service apartments for the short term workers.
Country Towers
The current tenants in Country Towers are mostly technicians and executives working in Pasir Gudang’s factories. Our prospective tenants in the forthcoming years may include teaching staff from the tertiary institutions. We do not favour student tenancy because they are of low yield and the youngsters in groups usually bring along a host of anti-social and teenagers’ problems.
CTMC is commited to maintain our estate well for residents to live comfortably and safely in a secure environment as we are a low density condominium. I am sure that owners know that base on unit density, our current monthly service charge is in fact quite low. Fortunately, with contributions from our corporate clients, CTMC is able to meet our running cost with competent management and staff.
Cost of Repairs/Maintennance
CTMC request that owners remind their tenants to look after their units during the tenancy so that the cost of repairs and renovation would be low when they leave. Also, owners should also inform tenants to comply with CTMC house rules to ensure that common facilities are not abused or damaged. This would result in savings for CTMC on the repairs and maintenance for common facilities.
Welcome Pack for New Residents
For new residents to blend in quickly, Mr Wong took the initiative to prepare a “Welcome Pack” comprising of House Rules and Emergency Numbers. New residents are also informed of our website at http://www.countrytowers.com to familiarise themselves on our surroundings.
This is another demonstration of Country Towers’improved management.
Improvements in 2010/2011
In 2010, CTMC accomplished the following:
- Improvement on drainage in the estate
- Renovation of the lifts and management office
- Enhancement on Security Lightings
- Building the basketball half court
- Installation of MATV for improvement of TV reception
- Replacement of lights in the staircases
In 2011, some of the programmes which will be carried out are:
- repainting the lift lobbies, multi-purpose halls, road lines and dividers
- tackling the roof top water seepage
- cleaning both towers outer walls and laying another lightning cable
- relocating of “IN” barrier at Guard House to eradicate the bottleneck
- standardising all signages in the condominium
- repairing, repainting and electrifying the parameter fence for added security
- re-aligning the maximum load for all the 4 lifts
Cooperation and Support
Looking at the current soaring property prices in Singapore, it is near impossible for a Singaporean to own apartments in Singapore of the same floor areas like the ones that we are having in Country Towers. It, therefore, makes a lot of sense for us to upkeep this property well.
For those who do not come to Country Towers often, for your information, the traffic flow to the condominium will be smooth after the completion of the second bridge at Permas Jaya. From the checkpoint the road will be widen and from Permas Jaya. There is a new road leading to Taman Rinting which is located at the intersection just next to Country Towers
With owners continuous co-operation, support and understanding, Singaporean members in the committee will continue to work closely with our Malaysian counterparts to ensure that Country Towers is maintained well and in good form to appreciate their assets.
